These are our own crews, on our own schedule. When we commit to a date, we are not waiting on somebody else to call us back.

What we coordinate
On a full renovation, some trades are licensed specialities. We bring them in, sequence them, inspect their work and carry the responsibility for it — you still have one contract and one phone number.
Electrical and plumbing
Texas licenses electricians and plumbers individually. On a remodel we schedule them, walk the rough-in with them, and hold the inspection dates.
HVAC
Duct changes, relocations and replacements that a renovation forces. Coordinated so the ceiling closes once, not twice.
Structural engineering
When a wall is coming out or a roof line is changing, an engineer stamps it before we frame it. We arrange it and build to the stamp.
Municipal permitting
Every DFW city has its own submittal quirks. We handle the applications, the revisions and the inspection scheduling.
How a project runs
Four steps, no mystery

Walk the property
We come out, look at the actual conditions, take photographs, and listen to what you are trying to achieve. No charge and no obligation.
- 02
Written scope and price
You get an itemised proposal broken out by trade and phase, with what is included and what is not. You can hand it to another contractor and compare it line for line.
- 03
Schedule and build
We pull the permits, sequence the trades, and give you a start date and a finish date. Your project manager is the same person for the whole job.
- 04
Walk it together
We build the punch list with you standing there, close it out, haul everything away, and put the warranty terms in writing.
No small print
Where the line is — plainly
A contractor telling you what they will not do is more useful than one who says yes to everything.
- We do not sell solar on this site. If your project involves panels, say so up front and we will tell you honestly whether we are the right people.
- We do not do work we cannot schedule. If we are booked past what you need, we will say so rather than take a deposit and stall.
- We do not price over the phone. A number given without seeing the property is a number that changes later, and that is where disputes start.

Our regular working area is the DFW Metroplex: Dallas, Fort Worth, Plano, Frisco, McKinney, Allen, Garland, Arlington, Irving, Mesquite and the communities around them.
Across the trades
Questions homeowners ask before they call
- How many days will my house be a building site?
- Most houses are stripped and reroofed in 1–2 days. A large or complicated roof can run to 2–3 days. We clean the property at the end of every day we are on it, not just at the end of the job.
- Do you deal with the insurance company for me?
- We document the damage, put the report together, and meet your adjuster on the roof so you are not translating between two trades. What we are not is a public adjuster — we do not negotiate your settlement, and we will tell you that rather than imply otherwise.
- How long will my kitchen or bathroom be out of action?
- A bathroom is usually 2–4 weeks depending on how far the scope goes. A kitchen runs 3–6 weeks. You get the real timeline at the proposal, and you hear from us before a date moves rather than after.
- Who pulls the permits?
- We do — structural, electrical and plumbing. We book the inspections and make sure each phase has passed before the next one gets built on top of it.
- How much will new windows actually take off my bill?
- Typically 10–25% of your heating and cooling cost, depending on what you have now, how big the house is and which way it faces. Texas homes still on single pane or early double pane see the biggest change.
- Which glass is right for a Texas house?
- Low-E coated, double or triple pane, with a low SHGC. SHGC is the fraction of the sun’s heat the glass lets through — the lower the number, the less of an August afternoon ends up in your living room, and you get that without the room going dark.
- Seamless or sectional — does it really matter?
- It matters more than anything else about a gutter. A sectional run is joined every ten feet or so, and every joint is a leak waiting for its turn. Seamless is rolled in one piece on site, and it is what we install.
- Are guards worth the money?
- If there are trees over your roof, yes — they stop the leaves, the grit and the nesting, and they take the annual ladder trip out of your year. If your roof is clear of trees they matter far less, and we will say so rather than sell them to you.
