Our own carpenters, tile setters and painters do the work, and we bring in and sequence the licensed plumbing and electrical around them. All of it sits under a single contract, which means one point of contact, a schedule that holds because we own it, and pricing that is not carrying four layers of subcontractor markup.
You get a project manager who is on the site rather than on a dispatch board — the same person at the estimate, at the rough-in walk and at the punch list. Most of this work can be financed; we put the monthly figure beside the total on the proposal so you are looking at the whole decision at once.

The walk-through
We come out, look at what is actually there, listen to what you want the room to do, and scope it against the conditions in front of us rather than a wish list.

The itemised proposal
Priced by trade and by phase, with what is included and what is excluded both stated. You can hand it to another contractor and compare it line for line.

Demo and build
Demolition, any structural work, then the trades in the sequence that stops anything being torn back out. Inspections booked as we go, not chased afterwards.

Finishes and the punch list
We finish, then walk the job with you, write the punch list together, and close it out before we ask for the final payment.

- How long will my kitchen or bathroom be out of action?
- A bathroom is usually 2–4 weeks depending on how far the scope goes. A kitchen runs 3–6 weeks. You get the real timeline at the proposal, and you hear from us before a date moves rather than after.
- Who pulls the permits?
- We do — structural, electrical and plumbing. We book the inspections and make sure each phase has passed before the next one gets built on top of it.
- Do you work with investors?
- Yes, and a good share of our work is rehab and flip projects. We understand what a hold period costs, which finishes the resale market pays for, and where a cheap material turns into a callback three months later.
- Can I finance the work?
- Most of these projects can be financed through a third-party lender. We show the monthly payment next to the total on your written proposal, you apply with the lender directly, and our price is the same either way — we are not paid more if you finance.
- Can other work happen at the same time?
- Yes, and it is usually the cheaper way round. Roofing, windows, gutters and any HVAC changes the renovation forces can all sit inside the same contract and the same schedule, which beats running them as separate jobs with separate mobilisations.
